The center will sit on 90,000 square feet at a cost of more than $20 million, and it will be separated into three separate pad sites.
Citizens will soon be able to enjoy a number of stores that have committed to spots in the center, including: Ross, Rue 21, CATO, Shoe Show, AT&T wireless, WB Liquors and Aqua Dental.
The city held a groundbreaking celebration Wednesday and welcomed Walter G. Busby, a partner of Turner Busby Development. Busby said the company is housed in San Antonio and the Palmhurst project is its first in the Rio Grande Valley.
“We are very happy to be here; we have been working on this for well over a year and a half,” Busby said. “We are out of San Antonio; we aren’t a big company but we do have a lot of experience.”
Busby said McDonald’s also has plans to purchase a property near the pad sites by the end of the month and open doors in September of this year. He added Applebee’s is looking at an available site near the center.
The center will target the daily traffic that runs through the intersection of Mile 3 Road and Conway Avenue. According to traffic counts from the Texas Department of Transportation for 2012, Mile 3 Road east of South Conway sees 17,200 vehicles per day while Conway, south of Mile 3 Road, sees 23,000 vehicles per day.
Mayor Pro-Tem James Aranda said he, along with his fellow council members, is very excited to be part of the many additions to the city.
“We have been working on this for quite a while, it’s a good thing for the city,” Aranda said. “It means quite a few jobs for us and it also helps the economies of surrounding cities.”
Councilman Ruben De Leon said the project keeps the city from having to charge a property tax. He added Palmhurst has not enforced a property tax on its citizens for 50 years.
Aranda said the majority of the council members have sat on the board for more than 10 years and are ecstatic to see the growth in Palmhurst. He added they hope to continue to bring growth in future projects.
According to Busby, the completion date for the center is scheduled for October 2014. He said Ross and the main tenants would move in during the first quarter of 2015.
